Sending Offers to Off-Market Homes
If you are an individual (and not an investor) looking to buy a single-family home in a specific neighborhood and would consider buying a home directly, Off Market Direct can help you connect with homeowners that may be interested in selling.
Qualified buyers must be:
- Planning to purchase a single-family home that they will reside in, but doesn't have to be their primary residence.
- Willing to pay a fair market price for a home.
- Able to finance a purchase - up to the maximum estimated market price for a property.
Currently, Off Market Homes is conducting trials with a limited number qualified buyers in a few areas of the US. The full launch of features for buyers in many areas of the US is planned for the summer of 2022.
If you are interested in participating in the trial, please contact us.
How It Works
It starts with an individual that is interested and qualified to purchase a home that is not listed for sale in a specific neighborhood. The potential buyer pays a fee to have Off Market Direct send a mailing to off-market homes matching certain criteria. The mailing includes a link and code that allows the homeowner to connect to the potential buyer, at their sole discretion.
1 | A buyer creates a campaign by setting criteria | The potential buyer will select a neighborhood, specifies the criteria for homes they would consider buying and confirms they could finance the purchase a home (based on current market data). |
2 | Homes meeting the criteria are added to the campaign | The system finds all single-family homes that are off-market and meet the specified criteria. |
3 | A postcard is sent to each home in the campaign | The system will send customized postcard to all homes in the campaign with an offer code that allows the homeowner to connect to the potential buyer (after they have a chance to see the market valuation of their home and the buyer's profile). |
4 | If a homeowner is interested in selling their home, they may visit offmarketdirect.com | A homeowner that received direct mail may visit this site to view a summary of the estimated valuation of their home and how it was determined. They may also view the profile of the buyer to learn more about them. |
5 | The homeowner may connect with the potential buyer | If the homeowner is interested in discussing the possibility of selling their home, they may connect with the potential buyer. Up until this point the privacy of the homeowner is protected - the potential buyer will not know anything about homeowner or their address. |
6 | The potential buyer and homeowner discuss a potential sale | After making a connection, the homeowner and potential seller may choose to correspond using the app or contact each other directly by any means - phone, text, email or in-person. |
7 | Either party decides to end the conversation | Once either the potential buyer or homeowner decides they are no longer interested in further discussions, they may end the conversation. |
8 | The potential buyer and homeowner initiate the real estate transaction process | Should discussions lead to agreeable terms between the homeowner and potential buyer, they will work through the real estate transaction process. Both parties will have access to the OMD knowledgebase that has information and resources. |
